Sentinel Sells Mackay Office Complex for $8.085m

Leading syndicator Sentinel Property Group has sold a freehold office building with a major Queensland government tenant in the heart of the Mackay city centre for $8.085 million, just over two years after purchasing the asset for $3.2 million, a profit of more than 150 per cent.

The office building at 110 Wood Street, Mackay, was sold to a private investor, with an internal rate of return (IRR) to Sentinel investors of circa 37 per cent. The deal was negotiated by Neville Smith of Burgess Rawson from CBRE.

The property had been part of the Sentinel Regional Office Trust, an open-ended pooled Office Trust compromising office buildings in Brisbane, Darwin, Townsville, Mackay, Cairns, Newcastle and Canberra.

Sentinel CEO Warren Ebert said since the Group purchased the Wood St asset it had secured a seven-year lease to the State Government and completed a minor refurbishment of the building.

“This transaction is indicative of Sentinel’s strategy of buying property at the right time and then adding value to the asset,” he said.

The 6-star NABERS rated building comprises, a total nett lettable area (NLA) of 1,330 sqm on a land area of 2,023 sqm, with 39 rooftop car.parks – a unique asset in the Mackay CBD.

Sentinel has circa $500 million invested in Mackay in a portfolio including industrial, office and large format retail assets, with its major acquisition the market dominant Caneland Central shopping centre in 2022 for $280 million.

“Mackay has been a crucial regional market in the national growth and success of Sentinel over the past 16 years,” Mr Ebert said.

“The city’s economic growth is driven by diversified sectors including mining, agribusiness, construction, education, logistics and tourism.”
